That's the role we try to play for a homeowner staring down a mortgage that no longer fits their life: one fixed point, a plain explanation of the options, and a fast, fair way through. We buy properties subject-to the existing financing, structure seller-financed deals, and work directly with owners across the country — no listing required, no waiting on a stranger's mortgage approval.
Most “we buy houses” shops are a call center. Most creative-finance brands are a course. We are neither. NORTH POLE STAR LLC is a United States real-estate investor. We buy the property.
When a park is listed at a price the debt cannot support, when a landlord is two payments from default, when a partnership is done and the loan is still a gift from 2021 — the conventional path is a dead end. We point somewhere else: keep the loan that already works, change the deed, close without waiting on a new bank.
We look at RV parks, multifamily, single-family homes, commercial buildings, factories, land, and the odd file in between — nationwide, as-is, on a clock that does not wait for a committee. Brokers who bring work get paid. Sellers who tell the truth get a number. Everyone else gets a clean no.

If a cash close is right we will do it. Most of what we buy is the existing loan plus a structure.
How we work

Distressed owners do not need a camera crew. Parks and apartment communities do not need their tenants reading a press release. We close discreetly, service the existing loan correctly, and keep the lights on.
