Who we are

This Privacy Policy describes how NORTH POLE STAR LLC (“we,” “us,” or “our”) collects, uses, and shares information when you visit northpolestar.com (the “Site”) or send us a deal, a message, or an email.

NORTH POLE STAR LLC is a United States real-estate investor. We buy property. We are not a licensed real-estate brokerage, mortgage lender, bank, or law firm. This policy covers the website and the deal desk only — not a purchase contract, which has its own documents.

What this policy covers

It covers information you send through the forms on this Site, emails you send to us, and a small amount of technical data the Site stores on your own device. It does not cover other websites we may link to, title companies, escrow agents, or attorneys involved in a closing.

Information you give us

If you use the deal form or contact form, you choose to send us information about you and a property. That typically includes:

• Name, email address, and phone number
• Whether you are an owner, broker, wholesaler, operator, or other
• Asset type, city, state, size, asking price, and existing loan details
• Notes about the situation — occupancy, payments, timing, or anything else you type

Information collected automatically

Your browser sends ordinary technical data to whatever server hosts the Site (for example, IP address, browser type, and the page requested). Our hosting provider may log that in the ordinary course of keeping the Site online.

We use Google Tag (Google Analytics 4 and, if configured, Google Tag Manager) to understand how the Site is used — which pages are opened, roughly from where, and on what kind of device. Google may set cookies and receive your IP address and browser details. Google’s use of that information is governed by Google’s own privacy policy. You can block analytics cookies in your browser, use a tracking blocker, or Google’s opt-out browser add-on. We do not use this data to sell you ads, and we do not sell it.

The Site also uses your browser’s own storage on your device:

• sessionStorage remembers that you have seen the short intro animation, so it does not replay on every page.
• Google Tag may set first-party cookies (for example _ga) so return visits can be counted. Those cookies are set by Google, not by a form on this Site.

How the deal form reaches us

When you click submit, the details you typed are emailed to our deal desk at deals@northpolestar.com. We use FormSubmit, a form-delivery service, to send that email. FormSubmit receives the information so it can deliver it to us. We do not keep a copy of the form on the website’s own servers.

You may also write us directly at those addresses. Either way, once a message is in our inbox we treat it as a business record.

Fonts and third parties

We load typefaces from Google Fonts. Google may receive your IP address and browser details when the fonts are requested. Google’s use of that information is governed by Google’s own privacy policy.

If Google Tag is enabled, scripts load from googletagmanager.com / google-analytics.com. That is Google, not a pixel we use to advertise to you.

The deal form is delivered by FormSubmit (formsubmit.co). That service receives what you typed so it can email it to our deal desk. FormSubmit’s use of that information is governed by FormSubmit’s own terms and privacy policy.

How we use information

We use what you send us to:

• Read the file and decide whether we want to buy, make a structured offer, or pass
• Contact you about that property by email, phone, or text
• Work with title, escrow, or other closing parties if a deal moves forward
• Keep records we reasonably need for a transaction or for the law
• Improve the Site and keep it secure

How we share information

We do not sell your information. We do not rent mailing lists. We may share what you send us only as needed to look at or close a deal, or as the law requires, including:

• Title companies, escrow agents, attorneys, and servicing companies on a live file
• Service providers who host the Site or our email
• A court, regulator, or other party if we are legally required to disclose it
• A successor if NORTH POLE STAR LLC is sold or reorganized

How long we keep it

Emails and deal notes we actually receive are kept as long as we need them to evaluate a property, close a purchase, or meet record-keeping and legal duties — then deleted or archived in the ordinary course.

Your choices

You can email us at hello@northpolestar.com to ask what we have on file from you, to correct it, or to ask us to delete it, subject to records we must keep for a live or closed transaction or for the law. You can also stop using the Site, clear this domain’s cookies and storage in your browser, and opt out of further contact by telling us in writing.

If you are a California resident, you may have additional rights under the CCPA/CPRA, including the right to know, delete, and correct personal information, and to opt out of a “sale” or “share” of personal information. We do not sell personal information as those terms are commonly understood. To make a request, write hello@northpolestar.com and put “Privacy request” in the subject line. We will not discriminate against you for exercising those rights.

Children

This Site is for adults dealing in real estate. We do not knowingly collect information from children under 13, and we do not buy property from minors.

Security

No website is perfectly secure. We take reasonable steps to protect information that reaches us. Do not send Social Security numbers, full account numbers, or copies of IDs through the public form. If a deal is real, we will tell you how to send sensitive documents.

United States only

The Site is operated from the United States for United States property. If you visit from elsewhere, you understand that information is processed in the U.S. We do not buy real estate outside the United States.

Changes

We may update this policy. The date at the top is the current version. Material changes will be posted on this page. Continued use of the Site after a change means you accept the updated policy.
